Thanks for taking the time to read this and respond i'll try to keep it short.

I'm trying to:
1. live as close as possible to 116 Hamilton Ave.
2. keep rent in the ballpark of $1300 a month (of course lower is welcomed)
3. not get locked in for too long (month to month is ideal)
4. move in this September
