Hello!

We are looking for someone clean and respectful (preferably female, but open to all genders) to move in from May 1st until June 30th into a shared 3br/1ba townhouse. Our roommate will be moving out by the end of April. Earlier move-ins are possible if our roommate leaves before.

My roommate and I (both F) both work as lab techs at Stanford and we like to keep the place clean and comfortable for everyone. We like to climb, play sports, cook, and go on hikes!

We enjoy hanging out occasionally or watching a movie together but also appreciate alone time. We respect each other’s spaces, split chores and responsibilities, and coordinate with each other’s schedules.

ABOUT SUBLEASING REQUIREMENTS (full transparency):

There is the (high) possibility of entering into a new lease for a year after June 30th, but we are advertising the place as a temporary sublet/rental through the end of our current lease (which ends June 30th) until we decide whether to renew it.
The new lease will be through a different owner (the place was recently sold, so we are still working out the new lease with the new owner, but we would prefer to stay here so a renewal is highly likely), and the rent will increase slightly thereafter. You would be subleasing the place through our roommate (making payments to them, and then they pay the landlord directly).

If you choose to sublease, you would be doing so knowing that:
- There may not be an extension after June 30th (but unlikely)
- If there is an extension (new lease), the rent will increase by ~$100 per person (so, ~$1433 + utilities)
- If you choose to enter the new lease but need to leave before the year is up, you are required to find your replacement for the rest of the lease. You must:
->find someone at least for the next 2-3 months after you leave (we are happy to help you find someone). You would be responsible for paying the entire rent for the month that you leave and the months following until the new person moves in unless the new person will be moving in that same month, or you are leaving at the end of the month and the new person is moving in at the beginning of the next.
- Even if you move in after May 1st/leave before June 30th, we will require the entire month's rent for May and June to secure the sublease. We will not be doing prorated rental payments.

A bit about the house (tours and exact address will be given after verifying the sublease will work to ensure safety):

- Safe and quiet residential neighborhood in Menlo Park, next to University Ave. 1min walk to a grocery store.
- The room is large, bright, and can be left furnished (see photos).
- The house is about 2.5 mi (4 km) from Stanford campus and 1.7 mi (2.8 km) from Palo Alto Caltrain station. Stanford campus is 15min bike/bus which stops really close to the house/10 min by car.
- Rent is $1,333 + utilities (~$50-$80) per month (through June 30th)
- No deposit; our lease uses a deposit waiver program ($36/month)
- The property has parking spots, a garage, an in-unit washer + dryer, dishwasher + microwave, and a high-quality projector in a nicely furnished, cozy living room with a fireplace.
- Full and spacious kitchen with large fridge and freezer, plus an electric stove + oven.
- Guests are okay if it’s communicated. Overnight guests are also allowed but must be communicated with everyone first to ensure it isn’t an issue for anyone. We have partners who occasionally spend the night.
- Must be willing to do their fair share of chores (minimal and split evenly between the three of us) and clean up after themselves.
- No pets (dogs are okay for short stays meaning not overnight, but severely allergic to cats!)
- We like to respect quiet hours after 10pm M-T and Sunday nights (no laundry, cooking, loud music and/or guests after 10pm).
