About the room:
The vacant room is the master/primary bedroom, with its own private (attached) bathroom. Wall closet is included. Wooden flooring and west-facing windows, with a nice view of Twin Peaks. If there is interest in taking over furniture, a full-sized bed and possibly some smaller furniture pieces are already in the room and would come to you for free. Move in date is by March 1, 2025 (latest), but earlier move in day (as early as February 1) can be arranged, too!
About the house (Vermont St, CA 94107, between Mariposa and 18th):
This is a 3 bed/2.5 bath two-story house with spacious, beautiful common space that we all share: living room, dining room, open kitchen (with farmhouse sink and induction stove), 1/2 bath, sunny in-unit laundry room with washer+dryer, which also leads into our private backyard/garden with firepit, and a garage for bike storage.
This beautiful, fully furnished house is located very close to 101 Vermont St freeway exit, walking/biking distance to Mission Bay/Dogpatch/Mission District, walking distance to Whole Foods, short drive (or 15 minute walk..) to TJ's, coffee shops/bar/restaurants on 18th street on Potrero Hill. There is also easy access to 280 and the Caltrain, if you are looking to commute south. 22nd St -- Palo Alto is a 30 minutes train ride! Parking is with a resident permit on our street, or without permit (free!) just one block up. The fog almost never reaches this part of the city (but we do have beautiful views of Karl from the distance!).

We are two females in their early/mid 30s; an elementary school teacher (Kelley) and passionate gardener + rock climbing enthusiast, and a postdoc researcher at Stanford (Judith) and nature lover + loves sailing on the SF bay.
Both of us go into office/school Mon-Fri (8-5), love being outdoors, exploring the city, catching up with friends, or simply sharing a glass of wine/ tea with each other in our lovely garden or cozy living room. We do enjoy having friends over, but we don't throw excessive parties. We do want to keep the house and especially common areas nice and tidy and care a lot about making the house feel like home for everyone.
About you:
We are looking for an easy-going and respectful roommate, preferably willing to agree to a longer-term lease. This is an excellent option if you are looking for some private space of your own, but also want to have the luxury of a full home and garden.
Rent:
The master bedroom rent is $2245 plus a very small amount for utilities (~$30). The house is solar-powered and free of gas, and our landlord pays for water. Our current lease is month-to-month, and the new roommate (you!) would be our sublessee.
